Marketing & Advertising

Our extensive marketing and advertising program places your property across top rental sites such as: Zillow, Trulia, Hotpads, Apartments.com and many more. We place a for rent sign in the yard, create a Youtube video and post to Facebook. All of this at no cost to you. And most importantly we answer our phone and return email inquires to set showing appointments. We conduct property showings Monday through Saturday and early morning and evenings until 6:30 p.m. when prospective tenants are mostly available.

Property Showings

We personally show your property to all prospective tenants ourselves. We do not hand out keys in exchange for a driver’s license or deposit. We don't use lockbox showing services like ShowMojo. And we don't place your listing in MLS allowing someone else to chose your tenant. We believe the first step in finding you the right tenant starts with the initial meet and greet at the property and that's why you will only find one of the owners of Drake Properties personally showing your property.

Tenant Screening

We conduct a thorough screening on potential tenants that includes: credit and criminal background checks, national terrorist action list, sex offender registry, employment and residential verification, and a screening for bankruptcy and past evictions — at no additional cost to you. The process is started after a prospective tenant views your property; we do not allow tenants to rent properties "site unseen". Once they have seen the property they complete our online application and pay a $35 fee to run their credit and conduct the background check.

Lease Signing

We prepare the lease and all pertinent supplements necessary to protect you and your interests. We use only California Association of Realtor forms that have been reviewed by attorneys and are up-to-date on current landlord/tenant laws.

We conduct inspections upon move-in and move-out that include photo documentation of the property’s condition. Additionally, we conduct routine drive-by inspections and physcial interior inspections every 6 to 12 months to ensure that issues are addressed in a timely manner. Our trusted contractors conduct any needed maintenance or repairs promptly, keeping your investment in excellent condition and maintaining the value of your property.

Owner Payments & Reports

We collect rent on the 1st day of the month through the 3rd. We pay our owners by the 5th of the month. Funds our direct deposited and in your account by the next banking day. In the unliking event the tenant pays rent late the late fee goes to you. We use the number one accounting software in the industry, Appfolio which provides monthly owner packets via online or by mail, whichever you prefer. Packets include a statement of accounting and breakdown of any expenses paid on your behalf. We also provide you with a 1099 at the end of the year.
